THE MERIDIA

The Meridia is a nine-story apartment building in the heart of downtown Tulsa. The project, a full renovation of an office building located at the northwest corner of Sixth and Main streets, served to help meet the demand for walkable, urban living options. The renovation resulted in 90 luxury apartments and communal amenities, including a gathering space, game room, and kitchen, as well as first floor retail and restaurant space.

FIRST COST     JDS was instrumental in setting the stage for increased energy and water savings. We performed a water analysis and introduced the developer, architects, and engineers to a high-efficiency water fixture package that helped to save more than 30% in water usage. The operational cost savings allowed the owner to recover our fee in less than 20 months and will continue to provide savings for the life of the building. Additionally, high-efficiency split systems are used to heat and cool the apartments, and the existing glazing was replaced with a more efficient system, resulting in a 25% reduction in the energy required to operate the building.

RESPONSIBLE MATERIAL USE     The project used as much of the existing building as possible while balancing the need for a more efficient building envelope to maximize energy savings. More than 75% of all waste generated by the demolition and construction was diverted from disposal in a landfill.
